Construction Manager: The company that oversees many phases of the construction project for the owner. Design / Build Contractor: A company whose performance has earned the owner's trust to the point where the contractor is given greater control of the construction process. The design / build contractor takes the budget and facility requirements from the owner and retains the architect to develop the drawings, rather than working with an architect who was separately retained by the owner. This arrangement places many of the day-to-day decision-making responsibilities on the contractor rather than the owner. General Contractor: An experienced professional construction company that contracts for the new construction of an entire building or project, rather than a portion of the work.
